Resident Manager for 27-building townhome association located in Waipio by Gentry

Immediate opening available for Resident Manager (RM) position to manage various aspects of the day-to-day operations by ensuring that all common elements of the property are well-maintained, and tenants’ needs are met.

Normal working hours: M-F 7:30 AM - 4:30 PM; 1-hour lunch

Resident Manager will live onsite and be available for emergencies 24/7.

Qualifications

  • Prefer at least three years resident manager or site manager experience in a residential building or townhome community
  • Communication skills
  • Computer skills
  • Organizational skills

  • High School Diploma (or equivalent)
  • Possess a valid Driver’s License
  • Background Check
  • Follow all current health and safety requirement

Duties and Responsibilities include:

  • Inspect all common elements two times per day to ensure cleanliness and order of the common elements. Pick up and dispose of rubbish on the common elements as well as in and around dumpster areas.
  • Inspect the exterior of buildings and common elements daily to ensure proper maintenance so that minor problems do not become major.
  • Monitor and ensure that association contract services are being properly executed.
  • Operate hand tools and small equipment to perform minor repairs and maintenance.
  • Lift and carry up to 50 pounds.
  • Check and monitor fire equipment and electrical cabinets.
  • Landscaping maintenance as needed.
  • Have a skilled and proficient knowledge of all association governing documents.
  • Fairly enforce all association governing documents.
  • Assist residents with problems as related to the common elements and Association rules.
  • Maintain reasonable observation of activities on the property.
  • Call tow truck company to tow away illegally parked vehicles. Approve overnight parking and hand out nightly permits.
  • Organize all records maintained in the RM’s office in a neat and easily understandable manner.
  • Submit reports as required by the Property Manager (PM) or Board of Directors (BOD).
  • Maintain a master file of all Board meeting minutes, current contracts, insurance summaries, financial statements, and individual unit files.
  • Maintain a daily log of significant events and incident reports.
  • Submit incident reports to PM as soon as possible.
  • Prepare monthly RM report that identifies property status, contractor projects, incident reports, significant resident issues, rules violations and project status.
  • Assist PM with the draft annual operating budget.
  • Supervise contracted vendors operating on the property.
